Looking for a roommate or someone to take over my lease

I'm looking for a roommate for the forseeable future (or when the lease expires on 5/31/09, whichever sounds closer to you). I live in an upstairs duplex (2nd and 3rd floor) with a large living room, dining room, sun room, kitchen, two bedrooms, a bathroom, and soon-to-be-renovated... sun room part 2, or something. In addition there is a large master bedroom with loads of closet space upstairs, which I will probably insist that you take.

Further details:

Rent will be $475 a month, plus whatever the utility costs are. This is me splitting it straight in half. I'll be wanting to "split" the deposit cost (which I've already paid in full), which is another $475, but I don't necessarily expect it up front. This means that if you are to take over the lease, you will pay a $950 security deposit, and $950 per month.

The place is not in sparkling shape - it could use a little paint here and there - but nothing is falling apart and the handyman is very competent and prompt. I would classify it as nice, and old.

The address is 2630 Colchester Road. I recommend a bike or car if you're going to be headed to campus often - There's a parking space in the back, and there'll even be a spare parking space once I sell a few items sitting in the garage. The walk to campus isn't bad - it's how I get there when I go - but ymmv.

There's *lots* of storage space built into the house. There's an entire third floor attic area for storing stuff you use less often. It is kind of creepy and ridiculously hot in the summer, but it's a nice departure from dank basement storage space. There is also plenty of dank basement for you to store things there, should you so choose.

I've added pictures several posts down - I can't stress enough that the place is really rather large and while some of the existing furniture is "college fabulous," it's nowhere near full-on ghetto. I myself am easy enough to live with, with relatively few pet peeves which I'll be happy to discuss if you find yourself interested in living with me. I have no preference between a male and female roommate - the aforementioned pet peeves apply to both genders equally ;)

I should note that I have a strong preference for someone taking over the lease at this point.

I should note that by "June 26 onwards" I mean any time after June 26. I should also note that I'm amiable to just passing on my lease to someone else as long as the landlord agrees to the new tenants.

I'm not trying to get out of an apartment that's in a bad condition or escape an evil landlord, don't worry about that - I'm up for moving out or a roommate only because the prior roommate is leaving, unexpectedly.

Slight change in plans... I am now planning on moving out of this place myself within the next three months. Feel free to respond if you'd like a roommate, but also respond if you and possibly your friends are looking for a place to live for $950 a month.
